💰 Refundable Damage Deposit
A refundable damage deposit of £250 is required before check-in. This will be refunded within 24 hours of check-out, subject to a satisfactory property inspection.

🐾 Pet Policy
Pets are welcome by prior arrangement. Additional pet fees apply. Please notify us before arrival if you are travelling with a pet. Failure to declare pets may result in additional charges.

🚫 No Parties or Events
Parties, events, excessive noise, and indoor smoking are strictly prohibited. Any breach of these rules may result in immediate removal from the property without a refund. Associated costs may also be deducted from your deposit.

🚭 No Smoking Indoors
Smoking is strictly prohibited inside the property. Evidence of smoking will incur a £1,000 charge to cover specialist cleaning and associated damages.

🔕 Quiet Hours
Please respect our neighbours by keeping noise to a minimum after 10:00 PM. Noise and air quality monitoring devices are installed within the property.

🧹 Housekeeping
Additional housekeeping services are available for stays exceeding 7 nights for an additional fee.

📝 Check-In Requirements
The lead guest must complete our online check-in process, agree to our Terms & Conditions, and provide a valid UK government-issued photo ID or passport before arrival.

⏰ Early Check-In & Late Check-Out
Subject to availability and prior approval. A charge of £20 per hour applies.

➕ Stay Extensions
If you wish to extend your stay, please contact us as early as possible so we can check availability.

🧺 Long Stay Cleaning
For stays of 14 nights or more, weekly cleaning and linen changes are required to maintain our high standards of cleanliness and comfort.
